Why do I need to pay my rent in advance?
To keep your tenancy running smoothly, your rent must always be paid one week ahead. This means your rent should never fall behind. If you’re having trouble making a payment, please get in touch with your property manager as soon as possible—early communication helps us support you better.
Missing rent without letting us know may result in a formal warning (called a Breach Notice), and if the issue continues, it could lead to eviction. Staying on top of your rent protects your home and helps avoid any issues.
What is a bond and how do I complete the Bond Lodgement Form?
A bond is a security deposit—typically up to four weeks’ rent—paid before you move in. It’s held in trust by Tenancy Services (part of the Ministry of Business, Innovation and Employment) to cover any potential costs such as unpaid rent, damages, cleaning, water charges, or rubbish removal.
Before your tenancy begins, you’ll complete and sign a Bond Lodgement Form. We’ll take care of submitting it to Tenancy Services for you, and you’ll receive confirmation once it’s been lodged.
How do I request maintenance?
To report an issue, simply click the “Maintenance Form” under the “For Tenants” tab and fill out the form. Be sure to describe the problem clearly and include photos if possible to help us assess the situation quickly.
For urgent issues (like leaks, power outages, or safety concerns), please report them immediately. Our team will respond promptly and keep you informed throughout the process.
